In the pretty Tuscan village of Riparbella, this is a beautifully presented, detached villa which has been lovingly renovated with excellent quality materials, with views towards the sea and it is set in around 3 hectares (around 6.5 acres) of land. Approached through an electronic gate to a large parking area, arranged on three levels. Perfect for a family's primary residence or for a holiday home, or this lends itself to a business opportunity as a B&B with three bedrooms and private owners' accommodation on site.

The entire villa is light and airy with linked rooms which make for relaxed living. On the ground floor the villa consists of a spacious and open living area with super-equipped and excellent quality kitchen, large double living room with fireplace, arched French windows overlooking the garden, porch, bathroom, technical room, laundry room and store room. On the first floor there are three spacious double bedrooms with three bathrooms; on the second floor in the tower, with sea view, is a study or occasional additional bedroom with doors which lead out to a perfect terrace.

On the ground floor next to the living area there is another area of the house for residential use with an open living room / kitchen, a double bedroom, nicely fitted bathroom and another room which is currently used for storage. This is perfect as owners' accommodation if this were to be run on a B&B basis. Alternatively, it makes for a great guest suite.

The house is equipped with a heating system used with gas or with the use of a heat pump and cooling system. Alarm system and video surveillance and three wells are on site. Wifi.

The villa is perfectly located in the Val di Cecina region of Tuscany, just 5 minutes from the small town of Riparbella, with local shops, coffee bars and restaurants. The town is full of character and it is renowned for its scenic beauty with many ancient traditions and festivals and with close proximity to the sea. In fact, only 15 km away are the beautiful beaches of the Tyrrhenian coastline, with extensive pine forests and dunes.

Riparbella is between the hills and the sea and it is surrounded by nature. It rises on the slopes of Poggio di Nocola, on a ridge of white tuff from which its name derives - Ripa Albella, which means the 'white shore'. It is a splendid position: it completely dominates the surrounding landscape, rich in greenery and the magnificent shades of nature. Narrow streets with an ancient flavour run through the historic centre of the town, between pretty churches and fascinating medieval buildings. The town is the perfect starting point for exploring the surrounding area and one of the most beautiful wooded areas in the area is the Scornabecchi garden, which is just a few kilometers from the town of Riparbella. Characterised by the typical flora of the Mediterranean scrub, the park is full of well-marked paths that wind through the plains of the southern area and climb the hills that rise instead in the northernmost area. Here trekking lovers can indulge in long hikes in the middle of nature and for the adventurous there is a zip-wire and aerial adventure park. Not far from the town we find Cecina, a renowned resort overlooking the Tyrrhenian Sea, along the fascinating Etruscan Coast.

The area is particularly suitable for the production of wine, thanks to the sea breeze, a favourable exposure and a terrain consisting mainly of sands rich in shell fossils, with minerals rich in iron which allows for structured wines of considerable persistence. Along the Wine Route of the Pisan Hills there are wineries of excellence, of international level with design architecture and it is lovely to stop and sample both the wine and the ambiance in the sunshine.

Close by, there are beautiful Tuscan villages to explore. Montecatini Val di Cecina is a medieval town overlooking the green valley. The countryside extends from the mountains to the east, through the vineyards terraced on the low hills and down to the Mediterranean scrub with pine woods and brooms to the west. The golden hills are planted with orchards, vineyards and olive groves. The area is scattered with historical towns and medieval villages, castles and country churches and a landscape with golden meadows, vineyards, olive groves and fields of sunflowers. Caught in a time warp, entering the village is like stepping back to where time stands still. Val di Cecina is in the heart of Tuscany nestled between Pisa, Florence and Siena. It is the place to be for nature enthusiasts: from the village, you can follow a variety of different nature trails that take you through enchanting historic sites, such as a bridge crossing the torrent or scenic vista points offering views of the Val di Cornia and the Gulf of Piombino. The thermal baths of Bagnone, a Hellenistic structure which dates from the 3rd century BC, now re-opened to the public after undergoing archaeological digs and a transformation and it is now a wonderful place to enjoy. The location forms a perfect base from which to enjoy the treasures in the whole of Tuscany.
