Character stone Tuscan farmhouse with garden and swimming pool, in a wonderful location bordering a bubbling stream and within an easy walk of the medieval walled town of Fivizzano, just over the Roman bridge.

In a private and tranquil setting the house is accessed from the lovely town of Fivizzano, over the bridge, and through the garden into a courtyard with swimming pool (9m x 4m) and two large restored cantina rooms (original store rooms), now used as 'taverna', with exposed stone walls and vaulted ceilings.

Upstairs there is a large stone flagged entrance hall and a spacious sitting room with fireplace. Many original features have been retained, with wooden beams, original floors and exposed stone giving character and warmth. Also on this level is a double bedroom with ensuite bathroom (with shower) and with french windows which open onto a large stone flagged courtyard; upstairs is a kitchen with wood-burning stove and a breakfast area, dining room, a laundry room and a bathroom with bath, as well as three delightful bedrooms.

All services are connected and there is central heating powered by the wood burning stove. There is potential for further accommodation with an adjacent annexe of two rooms which can be restored. The garden area extends to 1,400 sqm (around a third of an acre).

This property offers excellent summer rental potential.

Fivizzano is a medieval walled town with a central cobbled piazza and it is often referred to as the Florence of Lunigiana. The bustling town hosts many cultural events over the summer with concerts in the piazza and reenactments of medieval parades. With its musical heritage the town also attracts international musicians during the annual folk music festival. There is a hospital, shops, supermarkets and restaurants in the town all within walking distance.

Lunigiana is a magical part of Tuscany. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the sea is only half-an-hours’ drive away. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre are ideal for swimming and sailing. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all just over an hour away.

Distances: Fivizzano 1 km (an easy walk), Aulla 15 km, Lerici (beaches) 40 km, Carrara 50 km, Pietrasanta 60 km, Lucca 90 km, Pisa (airport) 100 km.
