This spacious villa offers an ideal combination of rustic charm and an easy flow which is just perfect for relaxed modern living. The quality and character is on show throughout with carved chestnut beams, stone floors, hand-crafted shutters and a beautiful oak and wrought-iron staircase. The location is truly special with a huge panoramic view which is quite breathtaking with the vista stretching across the green hills of Lunigiana, the Apuan mountains and the Magra valley towards the sea. There is absolute privacy but the villa is not at all remote, with the lovely town of Bagnone on the doorstep.

The quality of the property, with a high spec finish, matches the quality of the setting. The open living area downstairs flows easily with large double doors from the kitchen, dining and living areas to the two covered loggias outside for easy inside/ outside living. The large open terrace takes advantage of the remarkable vista and is a perfect place to socialise, overlooking the pool below. There are barbecue facilities. The kitchen is fully equipped with modern appliances, a marble sink and an island breakfast bar while the sitting room is a lovely space with an open fireplace and with a good dining area for all to enjoy. The central staircase leads up to the three double bedrooms upstairs. There is a master suite with en-suite (bath and shower) and a lovely terrace, two further double bedrooms and bathroom (shower). Downstairs is a further double bedroom, perfect for guests, with an en-suite (shower). Also on the ground floor is a cloakroom (WC), a laundry room and a large store room.

All services are connected and there is underfloor heating throughout which can run from the LPG gas (with 3,000L underground tank), from the solar panels or from a dedicated log burner. In addition there is a wood-burning stove and three further 'stuffa' (wood-burning stoves).

The villa is accessed along a private well-maintained unpaved road, through electronic iron gates to a private driveway with plenty of parking. The land covers 30,000 sqm (7 acres) of which 20,000 sqm (5 acres) is well-fenced and secure. The land is south-facing and comprises over 100 olive trees (producing 100L of oil each year), vines are in production (around 250-300L per year), beautiful landscaped garden and large area of woodland. The swimming pool (15m x 6m) is heated with solar panels and has a cover to maintain the temperature overnight and is complete with in-pool lighting. It is edged with a terracotta sundeck for loungers and there is a pergola for shade.

Two large cantina for storage and a garage. There is lapsed planning permission for an agricultural building on site of 120 sqm.

Bagnone is ideal for watching the local town life go by while sipping a cappuccino in one of the many cafès. A river runs through the town and a fairytale castle is in a dominant position above. There are cobbled lanes with interlinking archways and restaurants hidden under the stone vaults, shops offering local produce and the backdrop of the mountains make this a particularly pretty town in the area. Lunigiana is a magical part of Tuscany. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the sea is only a little over half-an-hour away. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre (UNESCO World Heritage site) are ideal for swimming and sailing. The airports of Pisa, Parma and Genova are each just over an hour away.
