Elegant historical villa dating from 1840 set in the heart of Tuscany, with six bedrooms and full of historical detail, in a beautiful village, with wonderful views over the countryside. The villa offers very substantial accommodation (900 sqm or 9,500 sq ft) on four stories, with beautiful gardens of 5,500 sqm (over an acre) where it could be possible in install a swimming pool, subject to planning.

The charm and character of the villa shines through with many features in their original state: there are beamed, vaulted and painted ceilings, terracotta floors, stone staircases, fireplaces and original doors. The rooms are large and there is a feeling of space and light as the sun shines through the very large windows. Set high in the village, the views are exceptional, over the rolling hills and cypress trees. The villa is entered into the impressive reception rooms. On the first level is a welcoming entrance hall, a very large central living room with tiled floor and wonderful fireplace, a study, a music room, a rudimentary kitchen with large fireplace and a very large dining veranda. There is access to the garden from here. Up the stone staircase to six large double bedrooms and bathroom. Up a further staircase gives access to the attic level, with good head height, where it could be possible to create additional accommodation.

The garden is made up of prettily planted areas, sunny flat lawns and shaded wooded areas. In total it covers 5,500 sqm and it could be possible to install a swimming pool, subject to planning. There is a large, panoramic terrace. The villa is in fair condition although it would now benefit from updating and modernising. It would then become a very special place indeed.

Villa Manzoni dominates the little Tuscan village near Chianni. Chianni, in the heart of Tuscany, is a pretty well-kept and perfectly Tuscan town, coated in pots of red geraniums and full of cobbled narrow lanes which open onto intimate little piazzas: stunning churches are around every corner. The ancient little town rises above the rolling Tuscan hills, so there are open views in all directions. There are good services including shops, banks, restaurants, post office, friendly cafes and interesting events throughout the year. The most important of these are the olive oil festival and the wild boar festival. Pontedera, nearby, is an interesting town and has the main train station on the Pisa- Florence line. The villa is ideally located and transport links are good.

Chianni sits within the area of Valdera in central Tuscany between Pisa and Florence. This colourful landscape of rolling hills is dotted with medieval villages, castles and cobbled lanes which are flanked by tall dark green cypress trees. The area is scattered with historical towns and medieval villages and the landscape is made up of golden meadows of wheat, vineyards, olive groves and fields of sunflowers. Meandering through the countryside of Valdera you feel the vestiges of the mysterious Etruscan civilisation. Here in Lajatico, Andrea Boccelli, the world renowned tenor, created the famous Teatro di Silenzio (the Theatre of Silence) where a natural amphitheatre creates a breathtaking setting perfect for musical events. In the summer months Bocelli performs a special concert each year alongside internationally famous musicians, which attracts a global audience.

Nearby is also Casciana Terme, which has thermal waters and spa facilities and is a pretty town with piazzas and cafès serving the local wine. The città d’arte (cities of art) include Volterra, San Gimignano, Palaia and Florence and are all within easy reach.
